1. Comply
with all relevant environmental laws or, in the absence of legislation, seek
out and observe accepted best international practice as appropriate. |
Observe and comply with all
relevant environmental laws and statutory code of practice in Hong Kong in
the planning, design and construction of our property developments. Seek to
influence adoption of best practice if no laws/codes of practice are
available. |

2. Employ a corporate-wide Environmental
Management System (EMS) to continuously monitor and manage environmental
impacts, and to conduct regular reviews on the range of environmental issues
that require monitoring. |
Adopt measures to cope with
the Corporate Environmental Management System and set goals and targets for
monitoring performance and continual improvement. |

3.
Conduct Environmental Impact Assessments for new projects, where
required by law and suggested by best practice, and implement the
recommendations. |
Conduct environmental
impact assessment for new property developments, where required by law and as
a matter of good practice, to address the environmental concerns during the
planning phase and to implement the recommendations in the subsequent phases. |

4. Ensure that
contractors and partners will implement any recommendation to achieve
acceptable environmental standards, train and encourage all our suppliers to
adopt environmentally acceptable practices in the products and services
provided. |

and influence the joint venture developers towards implementing best practice
based on international or other known environmental standards in the design
and construction of our property developments. ¡P Influence our joint venture
developers to minimize the use of resources, wherever practical and cost
effective, in the design and construction of property developments and, where
possible, ensure that the materials used are from sustainable sources. ¡P Influence our joint venture
developers to minimize waste production in the subsequent phases of the
property developments by adopting good design and construction methods. ¡P Influence our joint venture
developers to enforce implementation of good environmental practices by their
contractors and suppliers in the products and services provided in our
property developments. |

5.
Educate and train staff in environmental matters and raise their
environmental awareness. |
Educate staff through attending
training programmes on environmental matters so as to raise their
environmental awareness and to keep abreast of latest development in
environmental laws and best practice. |

6.
Educate passengers, legislators, opinion makers and the general public
on the environmental benefits of railways. |
Seek to influence
Government policy towards exploiting possible environmental benefits in
property developments. |

7. Set environmental performance goals,
arrange regular third-party environmental audits and publish the results with
the aim of continuous improvement. |
